Requires drawings. A licensed or properly registered general contractor authors a cost opinion and a duration opinion for that set. The estimate class follows the completeness of the drawings. Not architect massing. Not a GMP. Do not buy this SKU without usable drawings.
Fixed fee: $7,700 USD for one named parcel and one drawing-set revision. The client deliverable is a Modular-branded proposal packet: drawing-set basis, a cost opinion with a CSI summary by division, a duration opinion with a milestone rollup, Exhibit A (detailed estimate), and Exhibit B (a branded Microsoft Project schedule). Not a bid. Not financing.
After the engagement letter is accepted and a usable drawing set is in hand, Synergy schedules an intro call. The 10 America/Phoenix business-day clock starts when that intro call is completed. There is no architect phase on this engagement. Payment reserves the fee. It does not approve the project, financing, or entitlements.
Plans Estimate prices a usable drawing set (schematic, design development, or equivalent, with revision and date) that matches the named parcel. If that set is not in hand, this engagement does not start.

How it starts

We confirm the site can be staffed and issue a fixed-fee engagement letter. Work begins when that letter is accepted and the usable drawings are in hand. The intro call starts the 10 America/Phoenix business-day delivery window.
A principal authorizes the engagement. A broker, analyst, or agent can assemble the request.
The four products are a free brief at $0, First Look at $2,495, Plans Estimate at $7,700 when drawings exist, and Professional Feasibility at $14,900.
